Greenz by Danube near Academic City

Greenz by Danube is a gated, off-plan villa community by Danube Properties, next to Dubai International Academic City and behind Dubai Silicon Oasis. Danube launched it in May 2026 as its first large-scale master villa community.

The project has 768 townhouses and villas, from 3-bedroom townhouses to 5-bedroom twin villas. Homes are sold fully furnished with Dolce Vita Italian branded interiors, and selected types include private lifts and sky gardens.

Danube lists a starting price of AED 3.7 million and a 1% monthly payment plan. Handover is scheduled for Q4 2029.

Greenz is next to Dubai International Academic City, close to Dubai Silicon Oasis. Danube gives these approximate drive times:

• Emirates Road: 1 minute
• Dubai–Al Ain Road: 2 minutes
• Sheikh Mohammed Bin Zayed Road: 5 minutes
• Silicon Central Mall: 10 minutes
• Dubai Safari Park: 11 minutes
• Global Village: 15 minutes

Buyer considerations

The community covers about 4.9 million sq ft, with around 400,000 sq ft set aside for amenities and green space, according to Danube. More than 50 amenities are planned, including a beach hub, a dancing fountain, a sports hub, a wellness hub and a beach clubhouse.

Danube published a launch price from AED 3.5 million in May 2026. Its project page now lists from AED 3.7 million, so check current prices by unit type. Tilal Binghatti is another new villa community near Academic City. Because 40% is due at completion, plan how you will fund that payment, whether from savings or a mortgage, well before Q4 2029.

Greenz is developed by Danube Properties, part of Danube Group, which was founded in 1993. Danube is known for its 1% payment plans and for fully furnished homes. Its other Dubai projects include Breez by Danube in Dubai Maritime City.
