What Is Form A in Dubai? DLD Forms A, B & F Explained

In a Dubai resale transaction, the Dubai Land Department (DLD) and its Real Estate Regulatory Agency (RERA) use three unified contracts: Contract A between the seller and the brokerage, Contract B between the buyer and the broker, and Contract F, the sale agreement between the seller and the buyer. They are widely known as Form A, Form B and Form F. RERA requires brokers to use them as smart contracts, created in DLD's Dubai Brokers system and approved by the parties online.
This guide explains what each contract covers, the order they are used in, and where the market terms Form I and Form U fit.
What Are DLD Forms A, B and F?
DLD's Real Estate Brokerage Practice Guide defines the three unified smart contracts for real estate marketing and sales:
- Contract A (Form A): an agreement to market a property between the seller and the real estate brokerage.
- Contract B (Form B): an agreement of desire to purchase a property between the buyer and the real estate broker.
- Contract F (Form F): an agreement to sell a property between the seller and the buyer.
Just like a tenancy contract sets out the terms of a rental, these contracts set out who is working for whom, and on what terms, in a sale.
Form A (Contract A): The Seller–Brokerage Listing Agreement
Form A is the agreement that authorises a brokerage to market a property on the owner's behalf. The broker creates it in DLD's Dubai Brokers system, starting from the property's title deed details, which are validated before the contract can continue. The owner is verified by Emirates ID, date of birth or passport.
The contract then records the property details, the financial details, the commission and the contract duration. The broker must upload a no-objection certificate (NOC) signed by the owner, and a link is sent to the owner, who reviews and approves the contract before it becomes active.
Marketing the property is regulated separately: brokerages must obtain a permit through RERA's Trakheesi system for any real estate advertisement, and the permit number must be displayed on the ad.
Form B (Contract B): The Buyer–Broker Agreement
Form B records the relationship between a buyer and the broker helping them find and purchase a property. Before signing, it helps to understand the dos and don'ts of buying a property in Dubai, so you know what to expect from your broker.
The broker creates Form B in the Dubai Brokers system, adding the buyer's details (by Emirates ID, passport or as a registered owner), the buyer's property requirements, financial details, the buyer's share, the contract duration and the commission. The buyer then approves the contract online. Where there is more than one buyer, each can be added to the same contract.
Form F (Contract F): The Unified Sale Contract (MOU)
Form F, often called Contract F or the MOU, is the sale agreement between the seller and the buyer. In the Dubai Brokers system, it is created from an approved Contract A and linked to the buyer's active Contract B, so the listing and buying sides of the deal are connected.
Contract F records:
- the owner's details and the share being sold
- the buyer's details and share
- any existing tenancy contract on the property
- the financial details and the payment plan
- the contract duration
- the seller's broker and the buyer's broker
- the DLD fee details, plus any notes or additional terms
Once submitted, the contract goes to the parties for approval. Signing Contract F is the point at which the agreed terms are fixed before the transaction moves on to ownership transfer at DLD. How Forms A, B and F Fit Together
- Form A: the seller appoints a brokerage to market the property.
- Form B: the buyer appoints a broker to help them purchase.
- Form F: once a price and terms are agreed, the sale contract is created from the approved Form A and linked Form B, then approved by the parties.
- Transfer: the transaction proceeds to ownership transfer at DLD.
What About Form I and Form U?
In Dubai market practice, you may also hear the terms Form I and Form U. These terms are commonly used by brokers, but DLD's current Real Estate Brokerage Practice Guide identifies Contracts A, B and F as the unified smart contracts.
If you need to review or end an existing broker contract, DLD's Dubai REST app includes a Find Broker Contract service, where you enter the contract number and your mobile number, verify with an OTP, and can then view, download or cancel the contract. Check the contract's own terms on duration and commission first, and confirm any other documentation with your broker.
Why These Contracts Matter
The unified contracts give every party in a Dubai sale a clear, standard record of who is acting for whom, what was agreed, and at what cost. Because they are created and approved inside DLD's systems, both buyers and sellers can see exactly what they are signing.
Working with RERA-certified brokers who use these contracts correctly is one of the simplest ways to keep a transaction transparent, compliant and on schedule.
