JVC Rents in 2026

According to Bayut's H1 2026 Dubai rental market report, JVC remains the leading choice in the mid-tier rental segment, attracting a large tenant base with its modern facilities and balance between lifestyle and affordability. Average asking annual rents for apartments were:

  • Studio: around AED 54,000
  • 1-bedroom: around AED 79,000
  • 2-bedroom: around AED 113,000

Rental Yields in JVC: What the Data Shows

Bayut's H1 2026 report projects the following gross returns for JVC:

  • Ready mid-tier apartments: a projected ROI of 7.15%, among the higher returns in the mid-tier segment (Al Furjan led at 7.69%, followed by Town Square at 7.45%).
  • Mid-tier villas: a projected ROI of 6.04%.

These are projected gross figures. Your net return will be lower once you deduct service charges, maintenance, vacancy periods and any management fees, and it will depend on the price you pay and the unit you choose. No rental yield is guaranteed.

Who Is Buying in JVC?

JVC appeals to a wide range of buyers:

Can Buying in JVC Qualify You for a UAE Residence Visa?

Since April 2026, the sole owner of a completed property in Dubai can apply for the two-year property investor residence visa regardless of the property's value. Joint owners need a share worth at least AED 400,000 each, and off-plan units do not qualify for this visa. Location and Connectivity

JVC sits between Al Khail Road and Sheikh Mohammed Bin Zayed Road, with Hessa Street linking it towards Sheikh Zayed Road. From here, you can reach Dubai Marina, Dubai Hills, Al Barsha and Downtown Dubai by car. Schools, clinics, supermarkets, parks and Circle Mall are all within the community or close by.

Today, JVC has no metro station, and public transport relies on RTA buses. That is set to change with the Dubai Metro Gold Line.

The Gold Line: JVC's Planned Metro Station

In April 2026, the Dubai government approved the Dubai Metro Gold Line, a 42 km line with 18 stations and a budget of AED 34 billion, according to the Dubai Media Office. The route runs from Al Ghubaiba through Mina Rashid, City Walk, Business Bay, Mohammed Bin Rashid City, Nad Al Sheba, Meydan, Al Barsha South and Jumeirah Village Circle, ending at Jumeirah Golf Estates. It is scheduled to open on 9 September 2032.

Jumeirah Golf Estates is also home to Dubai's Etihad Rail passenger station, which opened on 30 September 2026. Until the Gold Line opens, any future connectivity benefit should be treated as a long-term consideration rather than something already reflected in rents today. Note that the Dubai Metro Blue Line, which is also under construction, serves eastern Dubai and does not pass through JVC.

Risks to Weigh Before You Buy

  • New supply: JVC continues to add new buildings, and new supply competes with existing units for tenants.
  • Building quality varies: check the developer's track record, the building's maintenance and its service charges before you commit.
  • Short-term price movements: Bayut recorded a slight dip in average ready-apartment prices in H1 2026, a reminder that prices can soften as well as rise.
