Palm Central Private Residences by Nakheel

Palm Central Private Residences is a beachfront project by Nakheel on Palm Jebel Ali. It has 222 homes in three low- to mid-rise buildings on the Spine, the central part of the island lined with community centres, parks and leisure venues. The homes are 1 to 4-bedroom apartments and 4 and 5-bedroom townhouses, from AED 2.7M.

The buildings have a stepped design, so the upper apartments get large terraces and open views across Palm Jebel Ali. The townhouses are on the ground floor and open onto the landscaped deck and the beach. Nakheel launched the first phase in October 2025 and released the next phase on 24 June 2026.

Nakheel lists the townhouses from AED 14.9M. The townhouses have private garages, and some have double-height living areas.

Payment plan

Nakheel publishes two payment schedules, both ending at estimated completion in September 2030:

• 1 and 2-bedroom homes: 20% on booking, 50% in seven instalments during construction (November 2026 to March 2029) and 30% on completion
• 3 and 4-bedroom homes and townhouses: 20% on booking, 40% in seven instalments during construction (November 2026 to March 2029) and 40% on completion

Nakheel lists direct beach access, an infinity pool, a padel court, beach volleyball, an outdoor fitness zone and a gym with a fitness studio, indoor and outdoor kids' play areas, a games room, a clubhouse, an event lawn, an outdoor BBQ area and a double-height lobby lounge.
