Bay Estate at Dubai Islands by Nakheel

Bay Estate is a gated waterfront community by Nakheel at Dubai Islands, the island destination off the Deira coast. Nakheel launched it on 5 October 2026 with around 360 three and four-bedroom homes: townhouses, attached villas and garden villas. It also offers a limited number of beach and waterfront villa plots.

The estate covers 653,709 square metres, with 2.4 km of beachfront and 6.5 km of waterfront. It is divided into three residential collections. Cala sits closest to the lagoons and the coast, Verda is built around parks and tree-lined streets, and Agora is the social centre, with the clubhouses and wellness facilities. Residences and sizes

Nakheel's brochure lists five home types in the Verda launch, with these total areas:

• 3-bedroom townhouse: about 3,055 to 3,085 sq ft
• 4-bedroom townhouse: about 3,513 to 3,546 sq ft
• 4-bedroom attached villa (G+1): about 3,688 to 3,694 sq ft
• 4-bedroom Plus attached villa (G+2): about 5,257 to 5,262 sq ft, with an extra floor for a multi-purpose family room
• 4-bedroom garden villa: about 5,200 sq ft

Nakheel's price sheet gives average prices rather than starting prices: AED 5.9M for a 3-bedroom townhouse, AED 6.9M for a 4-bedroom townhouse, AED 7.2M for a 4-bedroom attached villa, AED 8.9M for a 4-bedroom Plus attached villa and AED 10M for a 4-bedroom garden villa. Individual units can be priced above or below these averages, so ask us for unit-specific prices.

Villa plots: Nakheel also offers beach plots of about 7,647 to 9,568 sq ft and waterfront plots of about 7,802 to 11,059 sq ft for buyers who want to build their own home. Its price sheet gives an overall range of AED 16.5M to AED 20.5M for the plots.

Payment plan

Nakheel's official payment plan for the villas and townhouses is:

• 20% down payment (October 2026)
• 40% in six instalments during construction: 5% in March 2027, 5% in August 2027, 10% in January 2028, 10% in June 2028, 5% in November 2028 and 5% in April 2029
• 40% on handover, scheduled for January 2031

Amenities

Nakheel's masterplan includes two swimmable lagoons with an open-air yoga deck, a beach club with a gym, pool and dining, two pool clubhouses, community pools, multi-sport courts, kids' play areas, a gym and café, a multipurpose room, a marina and promenade, a retail plaza, a community mosque, and parks and open spaces between the neighbourhoods.

Location

Dubai Islands is connected to the mainland by bridges from Deira. Nakheel lists these approximate drive times from Bay Estate:

• Dubai International Airport (DXB): 18 minutes
• J1 Beach: 20 minutes
• DIFC, Burj Al Arab, and Burj Khalifa and Downtown Dubai: 28 minutes
• Palm Jumeirah: 32 minutes
