    Dubai Land Department provides an official Verify Title Deed service. The service allows users to validate a title deed using the title deed number, the title deed year and the property type. DLD also provides an option to validate the owner and property information. Verification should be done through official Dubai Land Department digital services, such as the DLD website or the Dubai REST app.

    Where Can I Find the Title Deed Number?

    The title deed number appears on the title deed itself and is one of the details requested by Dubai Land Department when verifying the document. You may also need the deed year and property type when using DLD's online verification service.

    How Is a Title Deed Issued When Buying Property?

    For a standard completed-property sale, the transaction can be completed through a Real Estate Registration Trustee Centre. DLD's process includes checking the documents, entering and auditing the transaction, paying the applicable fees and completing the registration. The buyer then receives the electronic title deed. For individual buyers and sellers, DLD lists Emirates ID (or a valid passport for non-resident foreigners) and, for freehold areas, an e-NOC (no-objection certificate) from the developer.

    What Are the Title Deed and Transfer Fees?

    DLD's property sale registration service lists a registration fee of 2% of the sale value for the seller and 2% for the buyer, a title deed issuance fee of AED 250, a map fee of AED 250 for villas and apartments, and AED 10 knowledge and AED 10 innovation fees. Trustee (service partner) fees are AED 4,000 + VAT for properties valued at AED 500,000 or more, and AED 2,000 + VAT for properties below AED 500,000. The exact cost can vary with the transaction type, property and financing, so buyers should calculate the full acquisition cost rather than looking only at the purchase price.

    How Do You Transfer a Dubai Title Deed?

    For an ordinary property sale, ownership is transferred through the DLD sale-registration process. Once the transaction is approved and registered, an electronic title deed is issued to the new owner. DLD also has separate procedures for other forms of title transfer, including transfers between persons or entities, gifts and inheritance.

    Can You Download a Dubai Title Deed Online?

    Dubai title deeds are issued electronically. Property owners can use official Dubai Land Department digital services for their property records. If you only need to verify a deed rather than access your own document, use DLD's official Title Deed Verification service.
