Renting in Dubai: What to Know Before You Sign
Dubai's rental market offers everything from compact studios to spacious villas, so the right choice depends on your lifestyle as much as your budget. Apartments suit those who want convenience and low-maintenance living close to work or transport links. Villas and townhouses give families more space, often with a private garden or shared community amenities, and tend to suit longer stays.
Choosing the right community
Community matters as much as the property itself. Think about your daily commute, proximity to schools if you have children, access to public transport, and the lifestyle amenities that matter to you — parks, beaches, retail, or dining. Areas like Business Bay and Downtown Dubai suit those who want to be close to the business district, while communities such as Jumeirah Village Circle offer a quieter, more residential feel.
Furnished or unfurnished
Furnished homes are ready to move into and usually include the main furniture and appliances, which suits shorter stays or those relocating without their own furniture. Unfurnished homes give tenants more flexibility to furnish and personalise the space themselves, which can suit people planning to stay for longer. Always check exactly what's included before signing.
Understanding the tenancy process
Once you've found a property, the tenancy agreement sets out the terms of your stay, including rent, payment schedule and responsibilities for maintenance. Read it carefully before signing and ask about anything that isn't clear. Dubai tenancy contracts must be registered through Ejari, Dubai Land Department's tenancy-registration system. A valid Ejari is also required for tenant services such as DEWA Move-in.
Costs beyond rent
Budget for costs beyond the headline rent figure, which can include Ejari registration, an agency commission where applicable, and utility connection costs. A refundable security deposit is also typically part of the arrangement, held against damage or other contractual obligations.
Before you sign
Always view the property in person where possible, and check its condition carefully — note any existing damage before move-in so it's clear what you're responsible for at the end of the tenancy. Take time to read the full tenancy agreement, not just a summary, and confirm anything you're unsure about with your agent before committing.
Seven Century's team is on hand to guide you through every step of renting in Dubai, from finding the right community to understanding the paperwork.
Renting in Dubai
Requirements can vary by landlord, agent and the tenant's circumstances. Tenants are commonly asked for identification and residency documents, while Ejari registration has its own Dubai Land Department document requirements. Confirm the required documents before signing the tenancy agreement.
Ejari is Dubai Land Department's system for registering tenancy contracts. Dubai tenancy contracts must be registered through Ejari. A tenant can initiate the Ejari registration request through approved channels, with the landlord's approval required to complete the process. A valid Ejari is also required for tenant services such as DEWA Move-in.
The security deposit amount is agreed as part of the tenancy arrangement and can vary by property, landlord and whether the home is furnished. The deposit is generally held against damage or other contractual obligations, so check the amount, refund conditions and property condition carefully before signing.
Furnished properties normally include the main furniture and appliances needed for occupancy, while unfurnished properties generally give tenants more flexibility to furnish the home themselves. What is included varies by property, so check the inventory and tenancy agreement before signing.
Other costs can include Ejari registration, an agency commission where applicable, DEWA move-in or deposit requirements, and other charges connected with the tenancy or building. Confirm the applicable costs for the specific property before signing.
