Requirements can vary by landlord, agent and the tenant's circumstances. Tenants are commonly asked for identification and residency documents, while Ejari registration has its own Dubai Land Department document requirements. Confirm the required documents before signing the tenancy agreement.
Ejari is Dubai Land Department's system for registering tenancy contracts. Dubai tenancy contracts must be registered through Ejari. A tenant can initiate the Ejari registration request through approved channels, with the landlord's approval required to complete the process. A valid Ejari is also required for tenant services such as DEWA Move-in.
The security deposit amount is agreed as part of the tenancy arrangement and can vary by property, landlord and whether the home is furnished. The deposit is generally held against damage or other contractual obligations, so check the amount, refund conditions and property condition carefully before signing.
Furnished properties normally include the main furniture and appliances needed for occupancy, while unfurnished properties generally give tenants more flexibility to furnish the home themselves. What is included varies by property, so check the inventory and tenancy agreement before signing.
Other costs can include Ejari registration, an agency commission where applicable, DEWA move-in or deposit requirements, and other charges connected with the tenancy or building. Confirm the applicable costs for the specific property before signing.
